{"id":251430,"date":"2022-11-02T17:07:03","date_gmt":"2022-11-02T17:07:03","guid":{"rendered":"https:\/\/immobarcelo.es\/?p=251430"},"modified":"2022-11-02T17:10:26","modified_gmt":"2022-11-02T17:10:26","slug":"el-mercat-de-lhabitatge-de-lloguer-a-barcelona-el-2022","status":"publish","type":"post","link":"https:\/\/immobarcelo.es\/ca\/el-mercat-de-lhabitatge-de-lloguer-a-barcelona-el-2022\/","title":{"rendered":"El mercat d&#8217;habitatge de lloguer a Barcelona el 2022"},"content":{"rendered":"<p>Ja fa uns dies es va publicar l&#8217;informe de dades sobre el mercat de l&#8217;habitatge de lloguer a Barcelona durant el primer semestre de 2022 i hem pensat que un bon resum us pot interessar.<\/p>\n<p>De tot l&#8217;informe hem agafat aquells punts que ens han semblat m\u00e9s interessants per anar obrint boca i, si us interessa, \u00e9s recomanable llegir-lo tot sencer, ja que ofereix un seguit d&#8217;informaci\u00f3 dividida per sectors i per barris.<\/p>\n<h2>El mercat de l&#8217;habitatge de lloguer a Barcelona el 2022<\/h2>\n<p>D&#8217;aquest informe est\u00e0 realitzat sobre un estudi de dades estad\u00edstiques que recullen punts interessant que ens poden ajudar a comprendre l&#8217;estat del mercat immobiliari a Barcelona i com es comporten els actors principals.<\/p>\n<p>Con\u00e8ixer el volum del mercat de lloguer \u00e9s una dada essencial per estudiar el comportament i poder-ne fer una bona previsi\u00f3 a futur.<\/p>\n<p>Les dades que ens dona INCASOL sobre el registre d&#8217;altres i baixes del seu sistema s\u00f3n un indicador molt bo per veure l&#8217;evoluci\u00f3 de l&#8217;Estoc de lloguer a Barcelona, per\u00f2, com tot, s&#8217;ha de mirar tenint en compte que INCASOL nom\u00e9s comptabilitza com a baixa aquells contractes on s&#8217;ha tramitat la devoluci\u00f3 de la fian\u00e7a.<\/p>\n<h3>Resultats<\/h3>\n<p>El principal resultat que ens ofereix aquest informe \u00e9s que la limitaci\u00f3 dels ingressos ha frenat la pujada del preu del lloguer a Barcelona tot i que l&#8217;oferta s&#8217;ha redu\u00eft.<\/p>\n<p>Barcelona ha enregistrat una caiguda dels preus de l&#8217;habitatge de lloguer hist\u00f2rica.<\/p>\n<p>Normalment, una disminuci\u00f3 en l&#8217;oferta del parc immobiliari d&#8217;habitatge de lloguer representaria una pujada dels preus del lloguer.<\/p>\n<p>Per\u00f2 aquest cop aquest augment del preu del lloguer s&#8217;ha controlat perqu\u00e8 amb la inflaci\u00f3 i el panorama econ\u00f2mic actual, les persones han perdut poder adquisitiu i aix\u00f2 fa que no estiguin disposades a pagar l&#8217;augment del preu.
