In this article we are going to talk about Next Generation housing grants. I will tell you what these subsidies are, where they come from, in which areas of housing they can be applied and who are the beneficiaries of these subsidies.

Next Generation Housing Grants

The European Union agreed to approve a package of economic measures whose main objective is to repair the economic and social damage caused by the pandemic and for this it created the Next Generation program.

This program covers different sectors and socio-economic aspects of the different countries of the union.

In this sense, Spain is one of the countries most affected by the pandemic and, therefore, is one of the great beneficiaries of these aids and subsidies from the European Union, receiving a total amount of 140,000 million euros between the years 2021 and 2026.

Part of these European funds, 6.800 million euros, for economic recovery will be allocated to the field of housing and that is where we enter a very interesting field for homeowners, landlords, builders and a long etcetera that we will see later.

In addition to this budget item we also have an extra item of 1,000 million euros for energy efficiency, use of renewable energy.

What are Next Generation housing grants?

Mainly these funds offered by the European Union through the Spanish government have two main focuses of action.

The first is to reverse the structural deficit in the rental housing market and the second is to face the rehabilitation of buildings and homes from a more sustainable point of view in favor of the fight against climate change.

Fields of action of the grants and key dates

Program 3: Aid for rehabilitation actions at the building level

Works or actions in predominantly residential buildings where an accredited improvement in energy efficiency is obtained, with special attention to the building envelope in collective residential buildings, including their homes, and single-family homes.

  • From May 23, 2022 to December 31

 

Program 4: Aid for actions to improve energy efficiency in homes

Actions and works to improve energy efficiency in homes, whether single-family or belonging to multi-family buildings.

  • From June 7, 2022 to December 31

 

Program 5: Aid in the preparation of the book of the existing building for the rehabilitation and drafting of rehabilitation projects

Promotion of the implementation and generalization of the Book of existing buildings for rehabilitation, through a subsidy that covers part of the expenses of professional fees for its issuance, as well as the development of technical projects for the comprehensive rehabilitation of buildings.

  • From June 20 to December 31, 2022

 

Program 6: Aid for the construction of social rental housing in energy efficient buildings

Promotion and increase in the public stock of energy-efficient housing intended for social rental or at an affordable price, through the promotion of new-build housing or rehabilitation of buildings not currently intended for housing.

  • Selection of proposals for actions: from June 24 to July 25, 2022

Recipients of Next Generation Rehabilitation Housing Grants:

Usually in:

  • Owners of real estate: natural or legal persons (owners, usufructuaries or tenants)
  • Public administrations
  • Entities governed by public law, public companies and affiliated trading companies

 

Beneficiaries of aid for the rehabilitation of buildings or for aid for the book of the building also in:

  • Communities of owners
  • Groups of communities of owners
  • Cooperative societies

 

For subsidies for the construction of social rental housing:

  • Public administrations, public bodies and other entities governed by public law, as well as public and public-private companies and commercial companies majority-owned by public administrations, owners of plots of land for residential use susceptible to immediate transformation or buildings not currently used for housing.
  • Entities awarded surface rights or administrative concessions on publicly owned plots for residential use susceptible to immediate transformation or buildings currently not intended for housing, where housing developments can be developed.
  • Private legal entities that own land that undertake to transfer ownership of the land free of charge to the Catalan Housing Agency, the City Council where the plot is located, or any other public entity, reserving the surface right for the term 99 years old.
